The Opportunity

 

There is a real opportunity to provide custom and self build developments. The Government is fully supportive and actively promoting home owners to select their plot and deliver homes of their own design and specification, to work with established developers to fully customise a home to the suit way they choose to live, whether that is downsizing into the home of your dreams, embracing open plan living, or working from home. There are emerging policy opportunities that enable small scale custom build developments to be granted planning consent where traditional housing schemes would not be consented.

How it works

 

Assess & Prepare

We assess the site for suitability for custom or self-build development. We typically look for sites of between 1 and 5 acres on the edge of existing rural settlements where there is a reasonable prospect of achieving planning in the short term.

 

Infrastructure

We install the physical infrastructure and services to each of the plots ready for the custom or self-builders. We finish sites with high quality landscaping and street furniture, and we arrange adoption or other long-term stewardship proposals.

Contract

We typically enter into an option agreement with you in which we buy the land once planning is granted. We cover all the management effort and planning costs associated with the application and we bear all of the associated risks of refusals and delays.

 

Plot sales

We market the plots through agents and specialist custom and self-build alliance partners that we can be confident will deliver the required quality and maximum exposure for every plot. We take all the hassle of plot sales away from the landowner.

Planning

We deploy our team of experts to secure an outline planning permission for the site. This includes a positive design code that governs how the homes will look, ensuring home designs are of the highest quality and fit harmoniously in their surroundings.

 

Buyer support

We provide support and guidance to plot buyers, helping them access the suppliers and lenders they need to deliver their dream homes. We oversee development across the site to ensure that the original vision is delivered.
